We are licensed Home Inspectors in the State of Illinois, Certified in Mold and Moisture Inspection, and use Radon Measurement Professionals licensed by the Illinois Emergency Management Association (IEMA). We are fully insured for both residential and commercial inspection work, and carry referring Real Estate Agent and Broker coverage (including lenders and attorneys) through the National Association of Residential Real Estate Professionals. We are proud members of the American Society of Home Inspectors (ASHI) and adhere to their strict Standard of Practice, Code of Ethics and extensive annual education requirements which more than triple state requirements. Where many inspectors are content to meet minimum state standards for education, we work hard to stay current with modern safety and building practices. We serve on the leadership board of our local ASHI chapter (NICASHI). We are also certified by the National Association of Certified Home Inspectors (NACHI) and are members of the Aurora Chamber of Commerce, Yorkville Area Chamber of Commerce, and the Oswego Chamber of Commerce.

Buyers Home Inspection

Pre-Listing (Seller's) Home Inspection

One of the best things a buyer can do to facilitate the sale of their home is to have a Pre-Listing Home Inspection. A Seller’s Home Inspection allows you to see your home through the eyes of a critical third party and affords you the chance to address possible deficiencies or safety issues before they become a concern for a potential buyer. There is a very high likelihood of your buyer having a Buyer’s Home Inspection, but by having a Pre-Listing Home Inspection you become pro-actively aware of issues that may show up in the buyer’s inspection report. This opportunity allows you the chance to address changes or adjust the list price of your home, on your terms, in order to limit a buyer’s objections before closing.

Maintenance and Safety Inspections

Maintenance and Safety Inspections are abbreviated home inspections well suited for senior citizens, busy families, concerned parents, single parents or anyone else with potential concerns about maintenance or safety issues within their home. When was the last time you looked in your attic or crawlspace for potential issues? How old is your air conditioner or furnace, and are they due for maintenance or replacement? When was the last time you changed your furnace filter or replaced the batteries in your smoke and carbon monoxide detectors? Our base Maintenance and Safety Inspection includes inspection of your roof covering, attic, basement, furnace, air conditioner, water heater, testing of GFCI outlets, and if batteries and filters are provided, we will change detector batteries and furnace filters. Maintenance & Safety Inspections start at $125 and additional items such as crawlspace inspection, plumbing, and electrical may be added for an additional fee.

Four Point Inspections

A Four Point Home Inspection may be best for your rental or investment property needs. This type of home inspection covers four of the most important and critical systems in the home including the Roof, the Heating and Cooling System, the Plumbing, and the Electrical components.

Radon Testing

Radon is the leading cause of lung cancer among non-smokers and accounts for approximately 1,200 deaths in Illinois each year.* Radon concentrations vary from building to building, and from floor to floor, but approximately 1/3 of all homes tested in Northern Illinois have radon levels above acceptable, safe levels as determined by the USEPA. We are certified by the National Environmental Health Association (NEHA) and licensed by the Illinois Emergency Management Agency (IEMA) Division of Nuclear Safety. We offer affordable short term tests for real estate transactions (48 hour test minimum), short term tests for home and building owners (ranging 2-7 days) and long term tests for home and building owners (90 days to 12 months). Mold & Moisture Inspection

Discovery Inspection Services is Certified by the American Society of Home Inspectors to conduct Mold and Moisture Inspections and Testing. Ultimately the cause of mold issues within the home stem from problems with moisture intrusion. If you have noticed water stains on ceilings, walls or floors; suspect a moisture problem or a leak, or you have recently experienced water damage you may likely have conditions conducive to mold growth. Mold in the home may be the cause of respiratory illness, asthma, or other symptoms such as neurological or psychological problems; allow us to further analyze your home for the presence of mold, or for conditions that may lead to mold growth. Property Services

Discovery Inspection Services also works with insurance companies, banks and lending companies, home builders, property managers, and home owners associations to provide a variety of inspection related services. We provide Occupancy and Property Condition Inspections including photo reconnaissance for insurance companies, banks and lending companies. We are also licensed Landscape Architects and provide third party Property Inspections and Contract Document Compliance Inspections for property developers, property managers and home owners associations.
